Description

Inside this excellent apartment you’ll find yourself ‘wrapped’ in a very stylish setting, featuring beautiful wooden floors, high ceilings, lots of daylight, bright furnishings and an atmospheric lighting scheme. Elegance meets casual convenience, making you able to spend some truly quality time in Rome, not only outdoors, but also indoors.

The intriguing layout of the place involves two exceptionally big bedrooms, where one of them functions as a daily room, featuring two single beds set upon a small platform, a flatscreen TV for some home entertainment, a coffee table and a pair of soft armchairs. The other bedroom is bigger and comes with a capacious wall unit, a king-size double bed, an additional single bed and a set of bedside tables.

The dining room is located ‘in-between’ the bedrooms and offers a dining table surrounded with a group of stools and a stylish wooden bench. The kitchen is located separately and comes with a range of practical utensils to satisfy your requirements in case you wish to become your own chef for the day.

The place is complete with a fresh bathroom fitted with a sink, toilet and a shower cabin. 

Location

If you’re coming to Rome to witness its grandeur of the past, your search is well-over with the exciting location of this apartment. It’s only enough to get to street, look south and you’ll be able to behold the majestic remnant of the Roman Empire in the form of the astonishing Colosseum.

Don’t waste your time, grab a coffee or have a delicious meal in one of the local cafés, bars or restaurants (Roma Party, Ristorante Nerone di de Santis Eugenio or Oppio Caffe, to mention only the closest ones of the many other) and head off to explore the rich cultural heritage of the place! A short walk around the Colosseum will take you to the most intriguing site of Forum Romanum – a place of historic significance, as well as a ‘cemetery’ of many great works of architecture and sculptures, including that of Julius Caesar.

Right next to your place of stay you’ve got the charming Colle Oppio – one of the Seven Hills of Rome, offering a charming park with lots of stimulating greenery and breathtaking views of the area. If you decide to discover some more distant spots, take the subway and go north to Spagna station – this is where you’ll find the incredible Spanish Stairs; after that, a walk back in the setting of narrow cobbled streets lined with modern shops, galleries and great cafés will be a pleasure, and if you’re lucky enough, you might come across the nearby Trevi Fountain and toss a coin to return to Rome some day in the future. 

Terms and Conditions

It is an implied term that, by booking and staying in one of our apartments, you agree to accept our terms and conditions stated below.

Limitation of Liability 

Short Stay Group Rome shall not be liable for any direct or indirect damage that may arise as a consequence ofthe client's use of the apartment, including without limitation, damages, insurance, losses because of fire,If any fees are not received in accordance with the above paragraph, our bookings agent may cancel yourbooking and any payments already made, will be forfeited.robbery or criminal behavior.

Payment 

A pre-payment of the total cost of the booking is required at the time of making the reservation with thebalance due upon arrival. You will receive an electronic confirmation of your booking if the pre-payment ischarged successfully from your credit card. Upon arrival in city of destination the payment of the remainingbalance can only be done in cash.

The client, prior to vacating the premises, must settle all accommodation charges and any "extras" charges.

Credit Cards

Short Stay Group Rome accepts NO credit cards for the balance due upon arrival but only cash payments. It ispossible to pay the balance due by bank transfer at least 48 hours before arrival.

Security Deposit 

Upon arrival a security deposit of 300 euro cash per apartment is required. This deposit will be returned ondeparture on the conditions that:

• no damage to the apartment(s) has occured, by any guest in the party
• no damage to any property has occured, by any guest in the party
• no undue disturbance to other guests or residents has occured, by any guest in the party
• no use of drugs has occured in and around the premises of the apartment by any guest in the group.  

If damage or disturbance to other guests has occurred, the cost to Short Stay Group Rome of the damage ordisturbance that has occurred will be retained from the security deposit, and the remainder returned to theguest(s) in the party. If this cost exceeds the value of the deposit, the apartment provider reserves the right tocharge the excess to the guest's (or guests') credit card(s).

Check-In and Check Out

You must comply with our rules for checking-in and checking-out time. Check-in from 14:00 and check-out by 11:00. If there is any delay in vacating the apartment beyond the agreed time, a full day's rental may be charged to you. For arrivals after 22:00 Short Stay Group Rome charges 50 Euros extra. 

Cancellation 

To cancel a reservation, please contact us as soon as possible by email, quoting your booking reference number(also contained within our email).If you need to cancel a booking urgently, within 48 hours, and it is outside our office hours, then we advise you to inform us directly using the contact details you'll find on the confirmation email.

Please note that the prepayment is non-refundable, not even in the case of force majeure. The cancellation policy fees depending on the notice given:

• Less than 14 days prior to arrival: 50% of the balance due (total accommodation cost minus pre-payment) will be charged.
• Less than 24 hours prior to arrival or cancellation without prior notice "no-show": 100% of the total balance due will be charged.

Any cancellation may be liable to pay cancellation charges. Depending on the reasons for your cancellation, youmay be able to reclaim these cancellation charges from your insurance company, if you have taken out travelinsurance. We strongly recommend that all clients obtain appropriate travel and personal insurance cover.

Short Stay Group Rome reserves the right to cancel or alter the booking if:

• The apartment(s) or part of it is closed due to circumstances beyond its control.
• Short Stay Group Rome becomes insolvent or enters into liquidation or receivership. 
• It prejudices the reputation or causes or might cause in the apartment providers opinion, damage to the apartments and its common areas.
• If the guest(s) are not able to show their passport, id card or drivers license upon arrival.
• If the guest(s) are not able to provide a security deposit in form of a valid credit card.

If Short Stay Group Rome receives serious complaints or any disputes arise, we reserve the right to terminate your stay without notice.

Alterations

If you wish to alter your booking (e.g. change the dates of your stay or the accommodation requested), we will use all our reasonable efforts to comply with your request, however we cannot guarantee that we will be able to do so and we accept no liability for any loss, damage or additional expense that may be incurred in that circumstance. We will always endeavor to sell any apartments you no longer require but cannot guarantee this. In circumstances where the apartments cannot be sold, our cancellation policy will apply.

Occupants

Only persons notified to our booking agent prior to arrival and Short Stay Group Rome on the check form upon arrival may occupy the apartment. You may not re-let/sublet the apartment to any other third party without our prior written approval. The number of persons permitted to occupy the apartment is limited to the number of beds available and this limit may not be exceeded without our prior written approval. The apartment provider reserves the right to refuse admittance to the apartment if this condition is not complied with.

Behaviour 

The client will be liable for the correct and decent behavior of all the persons accompanying him/her. Should that person, or any of the persons accompanying him/her not behave in a suitable and responsible way, Short Stay Group Rome shall be entitled to request the client and the persons accompanying him/her to leave the apartment without the right to claim any type of compensation. Drugs are strictly prohibited in and around the premises of all our apartments. In some apartments it is allowed to smoke tobacco.

Damage

Short Stay Group Rome will not be responsible for any loss or damage to your goods or personal belongings kept at the accommodation. You are also responsible for taking all reasonable care of the apartment and its contents. The apartment and all equipment, utensils, furniture etc. must be left clean and tidy at the end ofyour stay.

Except in the case of normal wear and tear you are responsible for any damage to the apartment or its contents during your stay, which has occurred due to the negligence, willful default or irresponsible behavior on the part of yourself or those occupying the apartment or their guests. Any damage must be reported to Short Stay Group Rome without delay. 

Fair Use

You and your party agree to be considerate tenants and to take good care of the apartment(s) and to leave it/them in a clean and tidy condition at the end of the rental period. You and your party also agree not to act in any way, which would cause disturbance to those residents in neighboring properties. 

Force Majeure 

The provision of short-let property rentals is a "grey area" in Rome and there is some risk that the authorities may close down, or otherwise prevent access to properties that are listed on this site. All property rentals on this site are subject to the local laws and legal conventions of Rome and/or The Netherlands.

Such laws may change without notice. In the event that new or existing laws governing the short-term rental of properties, which may have an adverse effect on such rentals (including, but not limited to prohibition of such rentals), come into effect, Short Stay Group Rome will endeavor to relocate any pending arriving parties in alternative accommodation (to a similar standard).

In the event that relocation is not possible, or undesired, Short Stay Group Rome will refund any monies paid for affected accommodation booked through our booking agent.

Short Stay Group Rome will not accept responsibility for the enforcement, amendment or introduction of such laws, and no compensation (beyond refunding of deposits) will be entertained.

Adjustments

Short Stay Group Rome reserves the right to update any of its terms and conditions at any time, as may be required and as may be in line with the company's business. The onus is placed on all parties using the website to undertake adequate measures to ensure that they visit any such terms and conditions on a regular basis. By agreeing to use our booking websites, it is implied that any such third party accepts any such changes, and that any such third party undertakes to comply with any such changes.
